Cooperation is nothing new in the property and vehicle business. Offices have shared each other's portfolios by phone, messages and group chats for years. The problem is not sharing itself — it is that nobody keeps a record of what was shared and who can see what.
Why sharing works
A buyer usually walks into one office. If that office does not have what they want, they either go elsewhere or the office brings in a colleague's listing. In the second case the sale happens, the customer is not lost and both offices benefit.
The same applies to vehicles: finding the right car for a customer looking for a specific make, model and trim is far easier with access to several dealers' stock.
The risks of uncontrolled sharing
- Outdated information: a sold listing still circulating embarrasses both the customer and the office.
- Opening your portfolio to competitors: you do not have the same relationship with every office, and you may not want to share with some of them.
- Losing the source: once a listing changes hands a few times, it becomes unclear who actually owns it.
Rules for healthy sharing
Decide per listing
Instead of opening your whole portfolio, decide for each listing. Do not share listings with special terms, listings whose owners asked for discretion, or listings whose photos are not ready.
Choose who you share with
Sharing should not be all or nothing. You should be able to work with the companies you trust and hide your listings from those you do not.
Use a single source
A shared listing should be the record in your own system. When the price changes or the listing closes, the shared version should update immediately — no copies with old information waiting somewhere else.
Keep ownership visible
It should always be clear which office a listing belongs to and who is responsible for it. This prevents commission and communication problems from the start.
The listing pool in Listonya
The Listonya listing pool is built on these rules. You decide for every listing whether it goes into the pool, you can hide your listings from specific companies, and pool listings always come from the owner's current record. Detailed filters by category, location, price and features let you browse what other offices share.
Cooperation turns into trust when the rules are clear — and clear rules work best when they are built into the system itself.
