A technical SEO guide for real-estate office websites

The technical foundations a real-estate website needs for its listings to be found in search: URL structure, language versions, structured data, speed and sitemaps.

Many real-estate office websites look good but are invisible in search. The reason is rarely the design — it is usually the technical foundation of the site. The points below summarise what your listings need to compete for searches such as "apartment for sale + district".

1. Readable, stable addresses

A listing page's address should tell both people and search engines what the page is about. A structure like /listing/4821/kadikoy-3-bedroom-sea-view-apartment is clearer than /listing?id=4821 and tends to be clicked more often.

  • Simplify special characters in addresses.
  • Keep the listing number stable even when the title changes, and redirect old addresses permanently (301) to the new one.
  • For sold or removed listings, return a real "not found" (404) page or a page pointing to similar listings instead of an empty page.

2. A separate address for every language

If you address international buyers, publish each language at its own address (/tr/..., /en/...). Changing content on the same address based on browser language means search engines only ever see one version.

Each language version should list its counterparts with hreflang tags, and its canonical tag should point to its own address. Rather than publishing a language that has not really been translated, keep it out of search engines.

3. Structured data

Search engines use schema.org structured data to understand a page. A real-estate website should include at least:

  • Organization: company name, logo and contact details.
  • BreadcrumbList: a navigation path such as Home › For sale › Residential › Listing.
  • On listing pages, core facts such as price, currency, location and image.

Structured data must match what is visible on the page. Adding a price or rating that does not appear on the page damages the site's credibility.

4. Speed and images

Listing pages are image-heavy, and images are usually the main cause of slowness.

  • Resize images on upload; a phone does not need a 4000-pixel photo.
  • Use modern formats such as WebP.
  • Lazy-load images further down the page (loading="lazy") and load the first image immediately.
  • Give images explicit dimensions so the layout does not shift while loading.

5. Sitemap and robots rules

For new listings to be discovered quickly, sitemap.xml should update automatically and include each listing's last-modified date. robots.txt should keep low-value addresses such as the admin panel and internal search results out, and point to the sitemap.

Note: if you block a page in robots.txt, search engines cannot see its noindex tag. Use noindex on pages you want removed from the index.

6. Sharing previews

Listings are mostly shared in messaging apps. Without Open Graph tags (title, description, image), a shared listing appears as a bare link. A well-prepared preview significantly increases the chance that the link is opened.
